Who Moves the Soil Pipe, and What If the Layout Changes?

Moving the toilet is the change that decides whether a refit is simple or serious. Everything else, basin, bath, shower, can usually be moved with far less disruption.

This guide explains who does the work, how far a WC can realistically travel, and what we do when a layout change comes up mid-job.

Who actually does it

Our own plumbing team, on our own jobs. We do not hand the drainage off to a separate firm, so nobody is waiting on a subcontractor's diary.

Where the work affects a shared stack in a flat, we deal with the managing agent's requirements before the strip-out, not after.

The completed drainage and any notifiable electrical work go on the certification we hand over at the end.

How far a toilet can move

Gravity drainage needs a fall of roughly 1 in 40 to 1 in 80 on a 110mm run, so every metre of travel eats floor depth.

On a suspended timber floor we can often notch or run between joists for a couple of metres. Beyond that, the floor level usually has to rise, or the stack has to be re-routed.

On a concrete slab, moving a WC means either chasing the slab or building a plinth, and both need to be priced honestly up front.

Basins, baths and showers use 40mm to 50mm waste and are far more forgiving, which is why we redesign around the WC position first.

What happens if you change your mind mid-job

You can change things, and people do. What we will not do is carry on quietly and hand you a bigger bill at the end.

Any change gets priced in writing before it happens, with the effect on the finish date stated at the same time.

Can I swap my bath and toilet round?

Sometimes. It depends on the fall available to the stack and the floor construction. We measure both at the free survey and tell you straight whether it works.

Will moving the soil pipe raise my floor?

It can. Where the fall cannot be achieved within the existing joist depth, the finished floor level rises, and we show you the height before you agree to it.

Is a layout change worth the money?

In a cramped room, often yes, because it buys usable space you feel every day. In a room that already works, the money usually goes further on the finish.

Does a layout change void the fixed price?

No. The original quote stands for the original scope. Changes are priced separately in writing, so you always know the number before work starts.

Do you handle the building control side?

Yes. Notifiable drainage and electrical work is covered and certified, and you get the paperwork at handover.
