The upgrades that change the room most

Full-height tiling in place of a half-height band. It is the single change that most transforms how finished the room looks.

Replacing the shower enclosure and valve. Developer-standard valves are often the weakest component in an otherwise decent room.

A proper tiled floor in place of vinyl, with the option of electric underfloor heating while the floor is up.

Better lighting and a heated towel rail sized for the room rather than the minimum specified.

Common developer shortcuts we correct

Tiling straight onto plasterboard in the shower zone with no membrane behind it. We re-board and tank the wet zone properly when we retile.

Sealant applied thinly and over a wet surface, so it fails within the first two years.

Extractor fans ducted with flexible hose over a long, sagging run, which reduces real extraction to a fraction of the rated figure.

Timing it sensibly

If the property is still within its developer warranty period, raise genuine defects through the developer first - you should not pay to fix something they owe you.

Discretionary upgrades are best done once, in one visit, rather than in stages, because each stage repeats the same disruption and set-up.

Will upgrading affect my NHBC or developer warranty?

Altering an element can affect cover for that element. Raise defects with the developer before replacing anything you might have a claim on.

Can you tile over the existing half-height tiles?

Usually we would remove them for a cleaner result and correct waterproofing, but we will assess it on site.

Is a new build bathroom quicker to refit?

Generally yes - square walls, level floors and accessible modern pipework all reduce preparation time.

Can you just do the shower and leave the rest?

Yes. Partial upgrades are common and we will make sure the new work ties into the existing finishes cleanly.
