Waste removal is often the biggest logistical item: no skip on the street, lift restrictions, and bagged removal instead. It affects the quote, so we price it honestly rather than discovering it on day one.

Protection of communal corridors and lifts is standard practice for us and frequently a condition of the building's own rules.

Floor build-up and sound

Leases commonly restrict changes to floor construction and require acoustic performance between dwellings. That limits how much build-up a wet room former or underfloor heating can add.

We measure available depth first. Where a level-access wet room is not achievable within the constraints, a low-profile tray is the honest alternative.

Drainage and layout limits

Soil stack positions in flats are usually fixed and shared, so moving a WC is far more constrained than in a house.

Macerator systems can create options where gravity drainage cannot reach, with the trade-offs of noise, maintenance and the fact that they are not appropriate for every situation. We will explain both sides rather than defaulting to one.
